Single Use Agreement

A Non-Refundable Booking Fee will be collected in full prior to booking for small events. A refund will not be offered at any time for reservation of this space.

For small events, a studio representative will be available during your booking time.

Large Events (Over 50 people, more than 4 hour booking or other vendors providing a service)

A Non-Refundable Booking Fee & Security Deposit will be collected based on the number of hours and space(s) that will be rented at time of booking and contract signing. A refund will not be offered at any time, for any reason, when reserving this space. 

A studio representative will be available for large event. 

Security Deposit, Booking fee and Contract must be signed and paid within seven (7) days from the date contact & invoice was created to hold your event date and time. Payment of Security Deposit & Booking Fee will be paid by credit card via the invoice link sent to renter via email.

Booking Fee is NON- REFUNDABLE and Renter agrees that booking fee fairly compensates venue for reserving the space for date and times specified above and rejecting other contracts.

1. All cancellations must be in writing.
2. No Refunds will be provided for Small Events.
3. Cancellations made more than 30 days prior any large event: Renter forfeits the entire security deposit (when applicable) and Full NON-Refundable BOOKING FEE.
4. Cancellations made less than 30 days prior to the event: The Security/Damage Deposit/ Booking Fee will be retained plus 50% of the total remaining rental fee/invoice.
5. Studio may cancel rentals due to inclement weather, emergency conditions, or events beyond the control of Studio and may offer a reschedule for a future available date. (Dates maybe Limited)
6. In case of cancellation initiated by Studio, all rental and deposit monies will be refunded.

1. The Renter as listed above MUST BE present during any studio rental date/time. Renter shall be at least 18 years of age at the time of booking
2. Facility is only to be used for the stated purpose(s). The facility is for your use only during the time/date of your event listed on this agreement.
3. We recommend that you designate a specific person as your Event Contact to communicate directly with the Studio/Venue’s managing partners before and during your event. Your contact person will need to check in and sign off on the day of the event. This is crucial in order to have the Security/Damage deposit returned.
4. SMOKING IS PROHIBITED IN THE FACILITY and on the premises.
5. All decorations or promotion outside the facility must be approved prior to the event. Decorations inside or outside must be taken down and removed from the premises at the conclusion of the event.
6. No pets are allowed in the facility or on the grounds except for service animals.
7. DJs, Bands and Musicians must also sign this agreement prior to the event. Please respect our neighbors. Loud music jeopardizes our relationship with our community. Music cannot be audible beyond the Facility and must follow all rules set by city of Wayland, MI.
8. Children must always be supervised.
9. The Building has multiple areas/spaces for rent. Please specify above and discuss with your Venue Representative what area/s you are renting/ will have available. Each area has its own rental rate.
10. Studio/ Venue may have an on-site Manager present that will monitor event activities and has the authority to enforce contract rules. The Manager can terminate a rental event at any time if the renter does not honor contract provisions or local laws.
11. All Hired Vendors must be licensed, Insured, permitted, filed LLC/Corporation in the state of Michigan and listed by renter on this agreement. If vendors are unknown at time of signing, Renter agrees to provide vendor information 30 days prior to event. Vendors that provide food or alcohol before/after & during event while on venue premises must Provide License/permit and Insurance to Venue.
12. Notice of Surveillance - Main Floor of the building, common areas and points of entry are under surveillance.

Accessibility Information:

• Until a private studio entrance to the space is established, Renters will be instructed to use the front door of the building with pin code to enter. PASS THROUGH THIS SPACE ONLY.
• During the beginning stages of set up and consistent “Phase” openings and when completed. Please understand that some areas are still under construction or pending set up and ARE OFF LIMITS. Those areas will be marked and any damage caused by attendee in use of those off limits spaces shall be charged to Renter in the form of actual repair or replacement costs at the discretion of Studio.
• Our event space is located on the second floor and unfortunately, we do not have a lift. We understand that this may present a challenge for some attendees, and we apologize for any inconvenience this may cause. If you require assistance or accommodations, please contact us in advance and we will do our best to assist you.

1. If you have any equipment, furnishings, stages, etc. other than the furnishings at the facility it is to be removed from the facility after expiration of the rented date/time.
2. You may use, move or adjust any items between the rented rooms during your time. All items must be put back to its designated spot and in the specific room it's meant to be in. (DO NOT MIX ROOMS/SPACES AND FURNITURE without returning it) Each room/space has specific types of furniture for the specific room.
3. DO NOT USE nails, tacks or staples in the walls or woodwork to hang any decorations or staging items. If tape is used, it must be painter’s tape. All decorations and tape must be removed at the end of the event. The Manager and your Event Contact will do a final inspection at the end of the event and this will determine if the Security/Damage deposit will be returned.
4. All trash and recyclables must be removed from the facility and placed in the appropriate receptacles outside.
5. Notify the onsite Manager, or contact a Managing Member, immediately of any damages that occur during the event.

Michigan Studio Space LLC and its member, owners, officers, employees, agents, or other representatives assume no responsibility for any property placed in the facility or on the premises or any property that is left on the premises after the event is over.

The Renter agrees to indemnify and hold Michigan Studio Space LLC, its officers, members, employees, and agents harmless from and against any and all liability, claims, actions, demands or losses of any kind and nature that may occur or be claimed with respect to any person or persons, corporation, property of chattels, on or about the Facility, or to the property itself resulting from any act done, or omissions by or through the Renter, its agents, contractors, employees, guests, invitees, or any person on the premises of the Facility by reason of the

Renter’s use or occupancy thereof. These may include, but are not limited to accident, injury or damage to property arising from any act of the Renter or Renter’s guest, employee, or other invitee, whether intentional or negligent, which occur during use. Renter agrees to pay all costs and actual attorney fees incurred by Michigan Studio Space LLC’s owners and representatives in defending any such claim or action brought against the owners and representatives.

Renter MUST provide a Certificate of Liability Insurance 30 days prior to any Large event (specified above) or events that have other vendors providing a service. This insurance certificate must explicitly state the following conditions:

1. $1,000,000 Bodily Injury and Property Damage Liability Limits;
2. $1,000,000 Host Liquor Liability must be specifically included in the above coverage, if applicable;
3. Michigan Studio Space, LLC, its owners, officers, agents and employees must be named as additional insured for any claim or claims resulting from or growing out of the Renter or Renter’s event.
4. Vendors that provide food or alcohol MUST provide Insurance and proper Licensing/Permit information to Venue to the above specification and proper licensing for the state/city of Wayland, MI.

Failure to provide evidence of this insurance to Studio 30 days prior to your event can cause immediate cancellation of your event. Cancellations resulting from failure to provide Studio with proper and timely certificate of liability insurance will be treated as a renter caused cancellation occurring less than 30 days prior to the event (see Cancellation Policy above).

The invalidity or un-enforceability of any particular provision of this contract shall not affect the other provisions, and this contract shall be construed in all respects as if such invalid or unenforceable provisions were omitted.
